In early 2005 and on the leading edge of the RVA Downtown condo market, the two development groups of Property Results and Clachan Properties teamed up to create one of the first true “Industrial” condo buildings. Emrick featured concrete floors, walls of windows, up to 14′ ceiling heights in some units and a roof deck that offered some pretty amazing views of the City. Emrick contained 25 residential units and 1 commercial space formed in what was a car dealership (Emrick Chevrolet) built back in the early-to-middle 1920’s.
Emrick was a very important project in that it solidified the development momentum in the Jackson Ward neighborhood, brought back an important and recognizable building a few streets closer to City Hall and paved the way for other projects along the Brook/Adams/Broad node between VCU and the Med School Campus. Emrick was also a great example of showing how diversity in design was not necessarily a bad thing. Emrick was by far and away the most extremely industrial ‘FOR SALE’ product in the RVA marketplace. It’s success arguably paved the way for other developers to takes risks in design and spawned alternative movements towards more contemporary and industrial chic designs.
