Located on the western edge of Henrico County and along the James River, Goochland County is primarily rural, especially to the north and west with increasing development pressure occurring at the Henrico border. Goochland is bisected by Interstate 64 and Route 288 runs along the eastern county line. Goochland tends to serve as the transitional area where the influence of Richmond ends and Charlottesville’s influence begins.
Residentially, Goochland is filled with larger lot subdivisions and/or estates, especially along the River Road/Patterson Avenue corridor.

Despite its rather rural/large lot setting, a great deal of Richmond’s wealth can be found within Goochland County. Neighborhoods such as Lower Tuckahoe, The Meadows at Joe Brooke Farm and Kinloch fetch housing prices as high as any in the Richmond region.
Route 288 runs along the border of Henrico and Goochand and provided much development momentum at the juncture. The bordering areas of Short Pump and Glen Allen (in far western Henrico) are extremely high growth and the pressure to continue the development over the border – residential, retail and office – is forcing Goochland to examine its rural planning edicts.
Goochland is currently served by only one public high school and thus many families elect to send their children to private schools.
