As Richmond has always been a city with a strong Western bias, the East End of Richmond/Eastern Henrico has always traded at a steep discount to points north or west along I64/I295. With interstate access oriented westerly as well (some argue on purpose), the East side of Richmond has always struggled despite its proximity to Downtown and some rather strong River views and access.
Eastern Henrico is home to the Richmond International Airport (blessing and curse) and several new manufacturing facilities along with some high profile manufacturing closures that hurt the area. Unlike the industrial corridor of SE Richmond (Zone 50), the industrial infrastructure tends to be newer (and less polluting) and more adaptable to high-end manufacturing (computer chips/technology/electronic components) which bodes well for the future.
Notable areas include Varina, Highland Springs and some River estates along Osborne Turnpike.
